I’ve been a home inspector going on 19 years now. I’ve inspected homes and commercial properties in Texas and Oklahoma. I’ve seen a lot of shenanigans pulled by new home builders. Here are 3 things you need to know about new home Builders in Owasso.
The first thing you should know is that many of the warranties they offer, aren’t quite as good as they seem on the surface. The builders and builders association have implemented loopholes, or escape routes as I call them, in case you have problems that could be castotrophic.
Most Owasso home builders should be including a one year all inclusive warranty with their homes. And many will tell you that they do. However, many times after I’ve done an End of Warranty inspection for the new home owners, Builders seem to forget this home warranty!
I had a well know home builder in Stone Canyon flat out refuse to fix a long list of structural problems on one of his 4000 square foot homes. He told the homebuyer that “You should have found these before you closed on them, I’m not fixing anything!”
So it pays to ask around about a Builders warranty. Make sure you talk to people who’ve had major repairs made after they bought their home.
Number two thing to know is that Builders sales people do not have to be licensed by the state. Sure, your every day run of the mill real estate agent has to be licensed and follow a set of ethical guidelines, but not your Builders sales person!
Pretty convenient isn’t it?
They can tell you anything they want, whether true or not, and not worry about losing their license or being brought before the board for ethics violations. This is why it’s important to use a licensed real estate agent when buying a new home. Your agent is suppose to work for your best interest, not the Builders.
Number three is something I find most people don’t have a clue about. And that is that your Builder does not have to be licensed! Yep. You have to have a license to change an outlet, or breaker or fix the A/C, but in Owasso, you can build any type of home you want without a license!
So if you think “I’ll have his license if he sells me a lemon”, think again.
You’ll be likely stuck with a home that needs repaired by a Builder who has already received the money for the home and doesn’t want to put out anymore expenses on it.
